Close of Escrow

If you have come this far, then this means that it is almost time for a congratulations!

Verification of Property or Final Walk-Through Inspection

The final inspection takes place a few days before escrow closes. The buyers will visit the property to verify that all is in working order, the request for repairs have been completed, everything is the same as when the offer was submitted, that there are no extra items left behind, and that everything included in the purchase agreement is still at the property.

Cancel Home Services and Utilities

We will provide a list of useful numbers for the termination of home services and utilities after the closing occurs.

Closing

Escrow will furnish all parties involved with a settlement statement, which summarizes and details the financial transactions enacted in the process. You and the buyer will sign this statement, as well as the escrow agent, certifying its accuracy. The buyer will wire the balance of the funds. Once the property is recorded as transferring ownership at the county recorder’s office, the property is sold. Congratulations!
